Princeville Kauai condo / house update for Jul 17th to Jul 23rd

If you’re on Island or have been watching the news, then you know Kauai (and the other Islands) have had more than their fair share of rain and high winds, and that Kauai is now under a tropical storm warning. Hopefully everyone and everything will be ok. Despite the weather, several new condos came on the market, three went into escrow and two closed. Residential was not as active, as you’ll see in the later portion of the update:

New Listings:

Puamana 8D is now on the market priced at $425K since selling in 3/15 for $325K.

Nihilani 8B is back as an active listing after expiring last week. It is still priced at $625K and was purchased previously for $370K in 2/10.

Puu Poa 313 is newly listed for $1.475M. The seller purchased this unit in 11/03 for $445K.

The seller paid $829K for Villas of Kamalii 41 in 11/07, and it came on the market listed for $762,500 showing as in escrow.

Back on the Market:

Kaiulani 62 expired after 132 market days while priced at $870K and came right back on as active. This property sold from the developer in 5/08 for $989,390.

Contingent:

Priced at $375K, after 48 market days, Puamana 8A found a buyer. The prior purchase was in 1/04 for $322K.

Alii Kai 5202 is in escrow for the second time priced at $642K. It last sold for $405K in 7/03.

As noted above, Villas of Kamalii 41 came on the market showing as in escrow.

Sales:

Nihilani 8C sold for $660K while listed for $674,950. The sellers paic $600K for the unit from the developer in 3/09. Hanalei Bay Villas was priced at $775K and sold for $747,500. The sale before this one was in 11/05 for $975K.

Price Changes:

Villas of Kamalii 35 is now $665K, down from $699K. The prior sale was for $665K in 5/08.

Priced at $1.250M, 3982 Aloalii sold previously for $960,900 in 5/12. This home was listed from 5/06 to 10/06 for $1.950M, from 1/08 to 1/09 for $1.675M and most recently from 1/15 to 12/15 for $1.270M.

3991 Aloalii is on the market priced at $1.795M since selling for $1.150M in 12/06. It was listed before from 9/08 to 6/09 starting at $1.895M and reducing to $1.595M and again from 8/09 to 9/09 at the same pricing.

Sales:

3740 Albert sold for $875K while listed for $899K. The prior purchase was for $656,250in 11/09.

Priced at $998K, 3856 Kaweonui sold for $950K. The seller paid $675K for this home in 3/11.

Price Changes:

3844 Punahele reduced from $1.298M to $1.18M. The seller paid $16,200 for land in 1/72.

We only have 58 sales so far as the market tries to meet or exceed the 98 from last July. It’s going to have to be a busy week to do so!
