Buying Waterfront Real Estate Is There A Secret In the Purchase?

First and foremost there is nearly 400 beautiful miles of RI waterfront real estate so I know what you need to know to buy here.  So what is there to know when you call a real estate agent up and you have your lists of specific 'wants and must haves'  (I want to hear lapping waves, I don't want to see neighbors, etc.)?  You are buying a one of a kind water location, probably with flood insurance but you will wake up every morning to the most spectacular waterfront views you could imagine.  There are many choices but your most affordable buy right now are waterfront condos in North Kingstown in the Cedarhurst complex.

Honestly, waterfront home buyers need to understand that I, as a RI coastal real estate agent, can not create the property for you.  No it can be searched for, wait many years for and you will pay good money to own it.  Many find their home on zillow that was for sale 7 years ago thinking they can buy it now at that price!

 Finding a move in ready home on the water (small it may be) will be in the high $500,000 range and that is a bargain if you find it.  I must receive at least a few calls a week telling me they are looking for it, will wait for it and just call them when it comes on the RI real estate market!!  It is not ever happening.  To be more than truthful, I would buy it first and foremost if that was the case.
