Aliso Viejo by Realtor Mo VahdatiThe community of Aliso Viejo is a sought-after community in South Orange County. The location of the community allows residents to be close to Laguna Beach but at much more affordable pricing. The community is centrally located near major transportation and has a robust business environment with many successful technical company headquarters located within the city.  Let's not forget about the great schools, shopping and dining the community offers.

 

So of course the Real Estate market is always a topic of interest.  Below is a quick look at how the real estate market performed so far in 2016, from the Orange County Association of Realtors.

Aliso Viejo Mid-Year Real Estate Numbers:

  • Median Sales Price Detached Homes: $717,000 up 7% from 2015
  • Average Sales Price Detached Homes: $784,432 up 6.7% from 2015
  • Median Sales Price of Attached Homes: $465,000 up 11.4% from 2015
  • Average Sales Price of Attached Homes: $461,796 up 8.4% from 2015
  • Average Days on the market: 52
  • Months of Inventory as of June 1.5

Below is a quick snapshot from Steven Thomas on the overall OC market, as you will note the Aliso Viejo market is consist with the rest of the county.

Orange County Housing Market Summary:

  • Demand, the number of pending sales over the prior month, decreased from 2,887 to 2,783 in the past two weeks, a 4% drop. Demand was at 2,810 last year, 1% more than today. The average pending price is $779,417.
  • For homes priced below $750,000, the market is HOT with an expected market time of just 51 days. This range represents 44% of the active inventory and 68% of demand.
  • For homes priced between $750,000 and $1 million, the expected market time is 91 days, a balanced market that does not favor buyers or sellers. This range represents 19% of the active inventory and 16% of demand.
  • The expected market time for all homes in Orange County increased from 74 to 79 days in the past month, a slight seller’s market that is pushing its way to a balanced market, 90 to 120 days, that does not favor buyers or sellers.
