My husband looked at me funny as I dressed yesterday. He said I thought you were going to a listing appointment. I told him my clients had acreage and I might be walking the land. So I dressed in sturdy shoes and pants with a hat to keep off the sun.
We took the papers to list the property. Our clients wish to sell their home and buy something for cash from the sale that also has land. My partner had found them something they liked. As we were talking about what to offer they expressed a desire to see the home. We made the arrangement and off we went in two trucks.
Whenever you are looking at land it is important to get out and walk the land that your client is thinking of buying. You need to understand the boundaries and problems with the land if possible. You better make sure your clothes are appropriate. No pretty heals and sandals. You do not know what you will be walking through.
I am not a farmer but I did take the coursework to become a certified land specialist. This certification taught me about farms, developments and recreational land. I think it is useful but not what I usually do.
The land has 5 acres. The irrigation water pools in the front of the yard. We were fortunate that the tenant followed us around and told us all the problems. The irrigation water was a problem. It had a tendency to go into the basement. There was a mosquito problem in the front because of the standing water. The land was parched because the tenant stopped irrigating when the land was for sale. There were a couple of really good building sites and nice pastures. There were dead refrigerators throughout the land. I am not sure what the purpose was. I mean really old ones from the 50's. There was nice pastures and a shop but no other useful outbuildings. Outbuildings are really important if you are looking for livestock. We checked out the shop. It looked like an old auto repair shop. It even had some old auto-glass in a box in the rafters. Our clients like to raise their own meet and veggies.
Our clients liked the land. They have put in an offer. I am glad that we will not need to have a bank send their appraisers out. This is a cash only deal.
