One of the hardest things to do when managing your personal finances is recognizing when a down market is an opportunity. This is often referred to as the contrarian approach to investments. Today it is cheaper to buy already constructed homes than to buy new or partially build homes...or to build your home yourself. I often tell my clients that you can purchase a home in the north Georgia mountains for about 20% less than you could in 2006-7, or you can build for about 150% compared with the same period.... so financially it makes NO sense to buy land and build in today's market unless you need a very specific structure or just cannot buy a "used" home.
All this being said brings me to my topic today.... golden opportunities in North Georgia. Land, lots, tracts, parcels, acreage .... all real estate entities that are extremely out of favor by the buying public today. The market for land is so depressed today that it now makes sense to buy and hold for better times...really! Let me give you some examples:
