You do not have to be a Psychic in Real Estate to know.....

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

DO you ever wished you would have known that before? In Real Estate though, you do not always need to be psychic to sell your home, find your dream home or get a great deal. Many parts of real estate are a given. They are easily predictable yet many people and even agents will say "i wish i would have known."

YOU DO NOT HAVE TO BE A PSYCHIC TO KNOW:

1. That your offer of half price in this market would get rejected.

2. That having "Uncle Bob" the accountant, do your home inspection was a bad idea.

3. That home buyers are not looking at over priced homes in this market.SO stop wondering why no one is looking at your home.

4. That using duct tape to fix your faucet would pass an inspection.

5. That painting the old smoke detectors would make them look newer.

6. That nothing good ever comes out of a seller wanting to be home during home showings.

7. That by waiting to see that new listing, some one else did not wait and already bought it.

8. That you should not write a letter insulting the seller and their home to try to get them to come down on price.

9. That you really showed every one by selling your home yourself $30,000 less than any home in your neighborhood to save a $10,000 commission,

10. That hiring 5 agents to list your home will not result in it selling 5 times faster

YOU deserve the BEST service when Buying or Selling a home

LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company.

In summary, the key to having a successful purchase or sale can increase simply choosing one of the BEST Agents. In NH that could be me.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. It takes a full time Local Agent who specializes in Listing homes like yours.

Hi Scott Godzyk I always say that your competition isn't much up there in NH, BUT it seems your challenges posed by your sellers is daunting.

Shortcuts typically don't work .. but that's especially so in real estate, Scott Godzyk.  Pair shortcuts with a lack of common sense and you have a recipe for disaster ...

Scott, it really is not rocket science. For the most part we are not splitting atoms in real estate.  People hold on pretty tight to their beliefs ... as though their life depends upon them. Common sense is just really not all that common.

Hi Scott - Those should be pretty obvious, and I'm always amazed when they're not.Of course, they're all easily avoidable by hiring the right agent - in NH, that's would be Scott Godzyk - and listening to his advice.

Painting an old smoke detector.  Almost as bad as painting the grill of an old HVAC.

Scott I had a guy come to an open today and he kept pointing out what he 'thought' was defective and it was kind of interesting to me. I was wondering where he was going with this approach (like I'd buy into it ha). Then he says, do you think the seller will take XXXXX less because it needs that much work. My answer. No.

I love this list, Scott!  Especially #9 - That you really showed every one by selling your home yourself $30,000 less than any home in your neighborhood to save a $10,000 commission,
