He Wanted to Challenge Appraiser's Home Evaluation
I admit I haven't always been happy with the value determined by an appraiser. There are times I question his thinking and why he came up short on value. But I have never been unhappy when he finds the value that supports the sales contract.
Buyer Unhappy with Appraisal
The buyer was unhappy that the home was worth the sale price and almost didn't close. Yes, you got that right, he was unhappy that the property came in at full contract value with an extra $500 to boot. The buyer was so angry he wanted to back out of the contract. He didn't think the appraiser knew what he was doing.
Zillow is Not the Bible
Real estate agents know that Zillow is not the Bible. The values are very general and do not account for neighborhood and property specific comparisons.
However, the buyer had done his own research well before he made an offer on the home. He was convinced through his Zillow comps that the value was thousands of dollars under what the seller was asking. He offered lower and the seller compromised a little. After several counteroffers the buyer gave in and agreed on a price. In his mind he thought if it didn't appraise the seller would sell at the lower appraised price and the buyer would be confirmed right on his evaluation from Zillow.
Appraiser Does His Job
It didn't happen. The appraiser used sold comps that compared accurately to the subject property. These comps supported the value and the buyer was so upset. He wanted to challenge the appraisal and provide his own Zillow comps so the appraiser would overturn his original value.
The lender, thank goodness told him no way. It was touch and go for awhile and his temper was out of control. He was proved wrong and didn't like it and was sure the appraiser was the one in the wrong.
Buyer and Zillow Were Wrong
In the end he came to the realization that the home was valued at the sale price and he bought the house. This was a first. Most buyers are hoping the appraisal turns out to support the sales price or above not the opposite and that Zillow is right.
