BPO's

By
Real Estate Agent with Coldwell Banker Cahoone

I'm looking to do BPO's in the RI/CT area. However, after applying to a number of BPO sites I was told you have to have atleast 2 years experience as an agent. I have less that one year. My problem is that I have 15+ years buying and selling real estate! I'm well qualified to do this.

Any ideas???

Thanks,

Charlie

Get listings.  I used to do BPOs for many lenders and BPO services.  I found that the money I made each year was not worth the time.  I made much more money from listing and selling.  Market your expertise in buying, selling, and managing your own properties.  There are many more people looking for you and your experience than you realize.  Offer your personal math/investment methodology to investors, sellers, buyers ....

FOR ALL REALTORS STILL DOING BPO FOR EVALUATION SOLUTIONS! PLEASE BE WARY, DON'T DO ANY BPO FOR THIS FLY BY NIGHT COMPANY IN FLORIDA. I HAVE SEEN A LOT OF BLOGS ABOUT THEM NOT PAYING FOR THEIR BPO WHICH THEY ALWAYUS WANT A 24 HOUR TURN AROUND AFTER YOU ACCEPTED THE ORDER. THE PROBLEM THEY ALWAYS GIVE YOU A RUSH ORDER, AT A VERY CHEAP PRICE, THEN YOU WAIT 60 DAYS TO GET PAID OR NOT EVEN GET PAID. YOU CAN MAKE A BETTER USE OF YOUR TIME ESPECIALLY NOW THAT GAS IS VERY EXPENSIVE. I ATTACHED HEREWITH A LINK TO http://www.ripoffreport.com/ ABOUT THIS VERY BAD COMPANY.

"Have Been Ripoff"--I am sorry that you had to work with this unsrupulous company. Evalution Solutions is notorious for non-payment.  This is serious, and something should be done legally with this group.

I had worked with them.  At first, pay was on time about every two weeks.  Then as I completed more, and more orders for them, they slowed down to a complete stop.  I waited over 90 days for pay on $600.00 worth of orders.  I finally did get paid after writing numberous emails, and phone calls to no avail.  They gave me that same 'crap' of not having my W-9 form.  Right.  Why would I not submit my W-9, when I intend on getting paid?  Anyway, turns out that I wasn't alone.  Here's a link where hundreds of agents posted their experiences of working with this company.  It appears that what they do is 'bait' you in to work, by paying you at first.  Then you complete "x" amount of orders, and then they don't pay.  When they get another 'batch' of orders to complete they pay the agents they owe and need to complete orders. So they will have the nerve to call you to do more orders, repeating the cycle. Some of these agents are desperate and they will get sucked in to this. My Advice: Don't work with these crooks!

Great question Charlie, I had the same problem, no one would give me BPO's because I had no experience.  I found I had to get creative and "pester" the BPO people until they finally gave in.  As the other's mentioned, they are alot of time for the amount of money you make.  But they pay the bills on "no closing" months..........   I joined this group, and got my name out there!

Did you ever get your broker price opinion business started up and/or producing?

Hi Heath, thanks for asking.

Well I did "convince" two companies to hire me. I was told when they have something in the area they'd contact me.

As far as the business I was able to get a listing my first month that started as a rental. I've taken Coldwell Banker University classes and have been very active trying to get my business off the ground. However, I'm finding it painfully slow. Phones are almost non-existant and very few walk ins. But I show up everyday and do open houses every weekend. I guess it's going to take some time especially when the industry is bombarded by the news media day in day out of how dire things are.

I started this blog as a litmus test to hear what others had to say. It seems they are all saying the same thing.

Working hard in Westerly.

I can see how the homes properly staged will sell faster, but we have a totally different method of getting hundreds of lookers through a house. We conduct estate liquidation sales for heirs, executors, attorneys and individuals. We discovered that a house contents sale puts hundreds more people through the house than a traditional open house. We ask the brokers to attend the sale and take names. Almost every person coming to the sale, either wants to buy the house or knows someone who is looking. See our website: http://www.RhodeIslandEstateSales.com At the end of each sale we have the property cleaned out and swept by a local clean up crew of veterans who do the dump run and donate any leftover usable stuff to furnish new living quarters for homeless veterans. See their website: http://www.TrashCleanouts.com  We have expanded on this very successful method for flooding the house with people and now fill up empty homes with stuff and run a staged sale. Consider this messy but worthwhile concept!
