I don't know about your area but here in Oregon, especially in the retirement community that we live in 55+ housing seems to be the majority. It might not be but sure does seem like it. When I was shopping for a rental about 6 months ago I was getting tired of seeing these 55+ vacancies but nothing for the 55 and under group. Don't get me wrong I am happy that I am not that age quite yet but man it is hard to find a rental around here.
Why is this allowed?
This type of age restricted rental listings, intended for senior housing is allowed by Federal Fair Housing Act. Senior housing communities are classified by the Department of Housing and Urban Development as:
* All occupants are 62 or older
or
* 80% of the units have at least one tenant that is older than 55
or
*HUD established the housing development as a senior housing community under some federal, state, or local government program.
