In the past, finding a client a great condo in Glover Park was a piece of cake. There was almost always a lot of choices - big buildings, garden units, and a wide range of prices.
That was the past!
The reality of the Glover Park market right now is that inventory is the tightest I've ever seen, especially if you are looking for a larger unit. There are 15 units for sale in Glover Park, ranging from a low of $210,000 for a 497 square foot 1-bedroom to a high of $629,000 for a 956 square foot 2-bedroom, 2-bath unit that is "almost" new and boasts Viking appliances.
Most of the current inventory (12 units our of the 15) consist of 1-bedrooms, with only 3 2-bedrooms currently.
This is a great time to buy, because while inventory is tight, most of the city has become deserted as the natives head for the beach to escape the summer heat. The secret is to be flexible about what works for you, to be ready to look at new listings on short notice and to take the old, "You snooze, you lose" adage seriously.
And have a partnership with an agent who knows how to find inventory that isn't necessarily on the multiple listing service.
