Is there a way to achieve 100 per cent market value?

If you need to sell your property for cash, there is no way you will be able to get 100 per cent of the market value paid to you from us, or any similar company. We are a business and operate as a business that makes profit. We have staff to pay, and expenses and need to make a profit from purchasing property.

Having said that, we do offer an alternative sale option on the open market, using our alternative sale option which is our quick online estate agency. This service works similarly to a traditional estate agent sale, only it’s a lot faster and less expensive. David, this is an option I think a lot of sellers are going to start seriously considering.  No fuss, no muss, no bother!  I have to say, I find this type of sale attractive for my own house, even though I know I could get more if I took the time and spent the money to paint, do the floors, declutter and stage.  Oh, then there is dealing with some compulsive house nerd home inspector (just kidding, all you home inspectors out there!).

Good morning, David Sessford this is what makes the world go 'round.... but it's not always the best option for a homeowner....only for a homeowner in deep distress and needs to bail out fast....someone always makes a score and that's the advantage to having the deep pockets and/or the financial backing to perform.... someone will always gain.... but on the other hand, that gain probably allowed the homeowner to walk away with something and that's better than nothing!!!

In our area cash purchase is common. The sellers may accept a cash offer because it is closed quickly much sooner than 1 week as you stated. However, sellers have patience to wait 3 more weeks for a mortgage if the offer is higher. In all cases, the buyers often release all contingencies when making an offer. 

On the high end >4 M often it is done with cash. No tax advantage with a mortgage,

Is cash king? I am not sure anymore.
