Blame it on the Agent

An email question came in today, and I thought I'd share it and my response with ActiveRain readers.

Have you ever put any credence into a positive vs negative energy thing as to why a home might not sell? A friend of mine said I should run some smoldering sage around the base of all the walls to remove the negative energy from previous owners. I am almost tempted to go this route. Do you have any fairy tale ending stories involving this type of thing?

Some people really put a lot of stock into the "woo-woo" as others may so-call energy, vibes, spirituality essence.

Buying and Selling a Home - Client Baggage

In my opinion, All clients bring baggage with them, even first timers. And, they have stories to back up their prejudices, preconceived notions, superstitions, etc.

I've had people tell me, "If it's not easy, it's not meant to be." I've run around with them looking at 50+ homes, written offers on 4, (and these are foreclosures at low price) and then they walk days before closing because items came up in underwriting. A couple of years later I hear they walked into an open house and bought it.

I've had folks consult their pychics, numerologists, pray (lots of that), bury Joseph upside down, talk to their dog whisperers.....

In terms of buyers...I call a lot of this an inability to make their own decision based on the choices placed before them and the information to guide those choices.

The same question in terms of sellers...well, sometimes they will try anything..

A real estate agent can control three things with their sellers....

Condition, price, marketing (accessibility is important too)

We can't control location, the market, floor plan.

I think, at times, there IS a certain amount of luck involved.

Some sellers change up their agents all the time thinking it is their fault - if your agent is communicating, working, marketing....they are likely doing "their job".

Time, unfortunately, is in charge.  "THEY SAY" if it doesn't sell - it must be the price.  For the right price, all things become more attractive.  And, a home is only worth as much as a buyer is willing to pay.

If it calms you to rub sage around the house, have it blessed, hold a seance  -- by all means, please do. Just don't automatically blame it on the agent!

Cara - sometimes sellers make up all kinds of stuff  as to why the agent isn't doing 'their' job based on misinformation or  ideas in their heads. I have one right now that has no idea that homes are sold online these days. Huh? It's 2016 - how does one not know that?  Paper is dead and has been for over 10 years!

Cara- I'm still getting clients who feel that if a buyer doesn't like what they see, they don't have to buy their home.  Well- duh- of course they won't.  That's the whole point, isn't it. Instead, they change agents or plant St Joseph in their back yard and feel like that will do the trick.

That is very frustrating!  I've heard and seen that, fortunately not experienced that.  My clients that emailed me are sellers in another state, where a "friend" told them to smoke sage and wave it about the home to dispel bad spirits.  They'd actually purchased the sage when an offer came through!  Oooh-eee-ooooh

Staging and de-cluttering can do a lot to sell a home.  If it is sitting without offers, it could be price but it also could be condition.  Maybe the seller needs to replace the pink carpet or rent a storage unit to hide all the animal heads hanging on the walls.  Clearing the space of negative energy can go a long way as well.  Some homes have that eerie feeling when you walk in and even non-sensitive people can pick up on that.

The person who emailed me had sent his photos.  It couldn't have been cleaner, nor less cluttered.  It didn't have anything but mainstream color choices.  There weren't any animal heads.  I understand your comments, but I also know that this particular seller didn't suffer from any of the common things we can point our fingers at.  Thus...wanting to know if there is credence in "energies".  A valid question, and I certainly appreciate your comment.  I have walked into a few homes that "felt sad" over the years.  However, they also looked "sad".
