Bradford Hills 2016 Spring Market Report
Bradford Hills sales this spring may have been down compared to this time period of 2015, but prices soared! Just looking at the sales price increases resulted in a 10% increase. Looking closer, you see that the price/square foot increased 16%This indicates that the size of the homes selling this spring averaged smaller than usual.

With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. These larger homes often have finished basements.
Bradford Hills tends to follow closely with Holt Woods since the same builders built them. The floor plans are largely the same although some of the smaller plans were eliminated.
Holt Woods only saw a 5% increase in the Sales Price,and only a 10% increase in the Price/square foot. Still not bad compared to the Greater Nashville area which saw a 7.5% increase.
Bradford Hills currently has 2 homes listed as Active in the local MLS. There are another 6 showing active with contingencies on them.
It's very clearly a Seller's Market.
Home sales are expected to continue to increase in 2016 throughout the middle Tennessee area.
With low inventory, Bradford Hills Homeowners considering a move in 2016 should consider getting their homes ready for sale earlier than usual this year.
Bradford Hills is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
