New Listings:

Sandpiper 236 is on the market for $425K. The seller paid $145K for the unit in 2/01.

Cliffs 3301 is back on the market priced at $469K. The last sale was in 2/81 for $176,600 for leasehold then in 2/97, the seller paid $38K to convert to fee simple. The unit was listed before from 7/03 to 1/06 starting at $4495K and increasing to $545K, from 3/13 to 10/14 starting at $549,990 and decreasing to $525K and most recently from 5/15 to 11/15 during which time it was priced at $499K.

Cliffs 2309 also came on the market this week, priced at $479K since selling for $93,500 as leasehold in 11/98, converting to fee simple for $79,650 in 2/03.

Plantation 321 came on the market listed for $659K since selling for $385K in 9/10.

Nihilani 19A is priced at $709K. It sold most recently for $510K in 8/11.

Villas of Kamalii 6 is now listed for $749K since selling for $720K in 11/15. Villas of Kamalii 11 also came on the market for $899K. The last sale was for $927K in 3/09.

Contingent:

Kaiulani 16 went into escrow listed for $1,999,900. The previous purchase was for $2,127,240 in 4/08 from the developer.

Hanalei Bay Villas 1 has been listed for 48 days and went into escrow this week while priced at $595K. The last purchase was in 4/11 as a bank sale for $364,300.

Pali Ke Kua 216 with a list price of $1.2M, found a buyer after 133 market days. The seller paid $640K in 8/01 for this ocean front unit.

Price Changes:

Kaiulani 1 is now price at $1.250M, down from $1.275M. The last sale was in 3/13 for $1.195M. Also reducing is Kaiulani 2 which went from $1.325M to $1.290M. The seller paid $1.305M in 2/13.

Puamana 11A reduced from $382,500 to $375K. The last sale was in 6/05 for $486,500.

Emmalani Court 314 reduced from $599 to $579K and Emmalani Court 214 went from $629K to $600K. 314 sold for $321,900 in 6/11 while 214 was purchased for $479K in 12/14.

Pali Ke Kua 237 made a reduction from $666K to $649K. The seller paid $750K in 2/05 for this unit. Now on to your Princeville Kauai single family home update which, like condos, also had three new escrows:

Contingent:

With a list price of $1.199M, 4108 Aloalii went into escrow after 86 days. The only other sale was in 5/00 when land was purchased for $$122,500.

After 74 days 4140 Liholiho found a buyer while priced at $647K. This home sold for $167K in 10/88.

Purchased in 10/09 for $575K from the bank, 3695 Kaweonui is now in escrow while listed for $949K.

Expired:

After 170 days priced at $829K, 4030 Kawaiala expired. This home last sold in 12/13 for $700K.

Withdrawn:

5135 Iolani Place was withdrawn after 260 market days priced at $1.188M The prior purchase was for $521,200 in 10/01.

5136 Napookala went into escrow after 394 days priced at $1.399M. The seller paid $430K in 4/14 for land and completed the home in 2015. It then came out of escrow and was withdrawn-all in one week.

Price Changes:

Originally priced at $950K, 4266 Waileia Place is now $930K. This home sold for $818K in 9/14.

Unless there were several properties that closed on Friday that weren’t yet changed on the MLS, we are ending July 16 off by 13% from last July’s sales. As of today Sunday, there have been 85 sales compared to 98 last July.
