Cocoa Beach – Hot fun in the summertime (and all year long)!
Locals fondly refer to Cocoa Beach as the greatest little city in the world. Let me tell you why...
Cocoa Beach is a barrier island with six miles of oceanfront beaches on the east and the Banana River on the west. Cocoa Beach was founded in the 1920’s as an isolated beach community. Later it became home to the space program, astronauts and rocket launches. Since then, Cocoa Beach has become a bit of a melting pot where local residents and retirees, retail stores, restaurants and tourists all co-exist.
Cocoa Beach is home for 12,000+/- locals. It is a popular vacation destination, a relaxing day at the beach for mainlanders, a great surfing location and a favorite “home away from home” for our snowbirds.
WEATHER
Florida is well known for sunshine and miles of beaches and Cocoa Beach offers sub-tropical weather with average lows around 50* in what passes for our winter and highs in the summer around 90* with a light ocean breeze most of the time. Our “rainy season” coincides with hurricane season from June 1st to November 30th but, in the 30 years that I’ve lived here, Cocoa Beach has never sustained a direct hit from a hurricane.
ACTIVITIES
Our Cocoa Beach weather allows us to enjoy the beaches and other “summer activities” year around. Golf, tennis, biking, boating, kayaking, swimming, surfing, parasailing, SUP and fishing are some options. Cocoa Beach Country Club is open to the public and offers a 27-hole municipal golf course on the Banana River, a 50-meter public swimming pool and tennis complex. Cocoa Beach has 3 oceanfront parks with restrooms, showers and picnic tables, a state of the art skate park and tours of the Banana River Lagoon by boat or kayak are available to see marine life and wildlife in their natural habitat.
There are a variety of restaurants and types of cuisine available for dining out in the Cocoa Beach area. The Art Festival during Thanksgiving weekend is a special treat.
HOUSING OPTIONS
Cocoa Beach has over 2,400 single family homes and over 5,500 condominium units with some serving as second homes for seasonal residents and some as rental properties. Oceanfront property is always in high demand, whether condos or single family homes, but many people prefer to be on the river or canals. Sunrise or sunset, you can choose your view here!
The median sales price for a single family home here in Brevard County was up 11.8% to $189,925 in June 2016 from $169,900 a year ago. Inventory for single family homes in Brevard County is down to 2.7 months from 2.9 months in June 2015.
In June 2016, the median sales price for townhouses and condos in Brevard County was up 14.9% to $154,500 from June 2015 when it was $134,500. Our inventory of condos and townhouses was up 2.7% to 3.8 months in June, compared to 3.7 months in June 2015.
