When selling a home you need to decide if you want to include appliances or not. Some buyers won’t purchase a home if they know appliances are not included. Either they deem it a necessity or don’t want to spend anymore money.
Usually, any appliances that were built into the kitchen or have a cut out for them stay there. This typically means the oven and dishwasher. It’s often common to not have a microwave included in the kitchen. The fridge, washer, and dryer are included upon request since they are considered personal property. These are the most expensive appliances in the home, so sellers might want to take these with them. Some sellers might not part with some items due to sentimental value, like antiques. Light fixtures are often taken by the seller because they reflect their personal style and could be used in their new home. A realtor usually informs potential buyers from the get go of the items sellers won’t part with; although, there can always be a negotiation.
You can’t go wrong with throwing more appliances in the deal. If you are selling a house and have all these features included, somebody will be more inclined to buy. A seller could be downsizing and want to throw furniture into the deal. If a buyer wants something that isn’t on that list, a negotiation will probably be in their favor. The furniture is not apart of the appraisal value, so there would have to be a separate transaction if the buyers wanted it.
