REAL ESTATE AGENT/BROKERS MULTIPLE REVENUE STREAMS OF INCOME

Being in the Real Estate Business 42 years I was always under the understanding real estate agents earned from either selling or listing properties only at their brokerage.  Unless you owned the brokerage or a piece there was no other income stream.   I owed a brokerage (1979 to 1982) and one of the worst recessions hit and it was a wipe out.  13 agents left the office with 6 months and we were stuck with an office brick n motar and staff expenses and swimming for our lives.   After this was over and I took big hits financially in my retirement program I swore never to be in this position again.  To have so much invested which could be wiped out and our business not in our control was not a viable plan for my families future.   There had to be a better way as having the real estate market and economy dictate my earning potential each year was not the way to go.  It was a Roller coaster ride I only wanted to take once.

So in 1987 I started looking for a different niche in Real Estate Sales which would not be predicated on the market and economy.  Was there such an animal?  Short story there was, it was probate real estate as these owners (heirs) had to sell most of the time to clear the estate creditors and distribute the assets to the rightful heirs.   So interest rates, seller or buyers market, tight loan procedures or bad economy did not affect this niche.  The heirs had to sell regardless so I jumped in, took my lumps as I learned how to consistently earn with probate homes and fast forward 30 years later and I'm still going strong with one of my best years ever shaping up with multiple six figure earnings and a production which will hit $15M for 2016.  95% of that business is from probate and trust homes.   

This blog wanted to touch on this but is not only about Probates.  I also learned a few years ago about a company (EXP Realty) which pays their agents a percentage of the gross commissions which come into the office for sharing the company with other agents and helping EXP grow.  How about 3.5% of the gross commission ($10K com is $350 to me) and how that can grow to 5% over time.  Every closing, every month a nice piece comes to me.  I don't have any time management, compliance or liability with these agents I receive income from.   Also, I can grow this to any amount of agents I want and in any State in the Country!   Think about $350 per month times 10 agents, 100 agents or 1000  and figure out this extra income on sales you have nothing to do with or even know about till closing.   This is the mother load!

Now my 5 year plan will be to have a six figure revenue share and all I did was introduce real estate agents and brokers to a better way to do their business.  One in which they are rewarded by just sharing the company with other agents and brokers across the USA, Canada and soon Internationally. 

The other perk is  I receive Stock Options in the company each time I bring an agent over when they close their first sale (750 shares) times as many as you want PLUS a program for agent owners to purchase more company stock at 20% discounts upon each closing.  This has produced me over 20,000 shares of stock which has tripled in value already from when I started in Aug 2014.   My long term goal is 100,000 shares of stock when the company hits $10 per share and it's coming (2020 predicted).    

I ask you  WHAT IS YOUR BROKERAGE GIVING YOU for hanging your license with them other than a desk, phone, supplies, training (online these days) which you pay for anyway either in less commission split or monthly bill.   You are missing out on the best opportunity I have seen in my 42 years of being around the real estate industry.
