Out of the Box - or maybe out of the case?
(yes I know that CDs are not included in all PCs...I guess I'll use flash drives from now on)
My most creative (and successful) method for following up on seller leads is a CD. Especially valuable with the high end properties.
I have a basic CD filled with images set to music of the area, their neighborhood, my sign and examples of my listings and photography, marketing pieces, etc. A short video of me...ugh...and if possible and appropriate, their home.
If they are near the ocean, then there are lovely ocean shots. Maybe the local country club or recreation opportunities. Just interesting tidbits that make them want to keep watching...hopefully.
I can trace quite a few phone calls and at 2 listings from this method. At the very least, they normally call to tell me how much they liked the CD. It's cost effective and makes an impression. I would assume that it always gets played.
Often my sellers come from referrals and I love working with buyers, so I do not have a lot of data proving this method. But then again...I've probably sent out about 15 of these and there were 2 listings as a result.
I'll take those odds.
I keep a template of the basic area and my next move is to use a drone. My photographer's son is a pilot and getting his drone license. (Is it a license?) Whatever it is...and then I'll use some aerial shots of our communities as well.
That's my out-of-the-box...or out-of-the-CD-case idea. Fun Contest!
