Yesterday I asked my fellow Realtors on Active rain: When have you said no to a listing? If you have why?
I knew why I wouldn't take a listing but I wanted to know if others didn't take a listing for the same reasons. I don't take a listing when the seller has an unrealistic view of the value of their home. This can be either price or condition. Since I try to help people I will sometimes list a little higher then my best estimate but warn them that they are taking serious risks. Sometimes the house will never be made ready for the listing. They either do not have the money or the inclination to make the property ready.
Sometimes the clients have too many animals and will not take them away during showings. Sometimes they just don't see the problems with the listings even when you bluntly tell them the problems. It is all very nice that you did not need a air conditioner when you built the home but most buyers will insist on one.
The market is very strong for sellers and strange and good things can happen for sellers.
Most of the answers ranged from unrealistic price, condition of the property, unrealistic expectations, and yes even one seller seemed off their meds.
I try to tell my sellers that I will do my best to sell the property but I am not a magician. I can only sell property at the market. I can not make their home more valuable just because they wish it.
So because we took the listing at a price higher and no one has viewed the home we have to bring our clients to our original price. This can be hard. The client is a good friend of my partner (that makes it harder). We are trying to solve a problem for them but they are unrealistic. Tomorrow or the next day I drive to the clients and try to get a change in price. They have something they want to buy. They have a contingent sale. But we need to sell their home.
