Home Staging is most often associated with decluttering and furniture placement.

Many people still think home staging is about decorating.

I want people to think of Home Staging as advice on preparation and presentation...advice on how to make your home as appealing to buyers as possible.

Sure home stagers tell you to declutter and tell you to remove or add or repurpose your furniture. But we also give advice on lots of other things that you can do to increase your odds for a fast sale.

Home stagers tell you to update the lighting fixtures, remove the heavy dated window treatments, replace the worn carpet or chipped tile.

We provide cleaning tips that will save you time and money.

We explain how the dirty light switches and the fingerprints around the door knobs and the over-flowing closets will create a negative impression on potential buyers.

We point out red flags in your home....things that send the wrong message to buyers.

We help you select paint colors and recommend service providers.

 

 

We prioritize needed improvements for you so your money is spent wisely and your energy is used most efficiently.

We discuss the psychology behind first impression and how important a buyer's perceived value of your home is. Perception is key. 

Your home is only worth what a buyer is willing to pay for it  based on their perception of it's value .

Good morning Sharon.  I agree, most people can look beyond the dirty carpet, floors, however, when you add all the light fixtures, cob webs, dust etc they all add up.

Some of the things I point out seem minor, but as you say when you add them all together they equal a home that has not been maintained and not worth the asking price!

Good morning, Sharon Tara another great one.... every well-versed home stager is the person who is initially responsible for making "those eyes buy".... yes, "the eye buys" after it catches the first glimpse of the shining jewel...and the stager is reponsible for this happening....

Thank you! It's a team sport really....if the agent doesn't agree with my suggestions or the sellers don't put them into action....there's not much I can do about it.

Many older homes are often dated and needing upgrade. Keep in mind the longer one stays there the less likely it is not cluttered. As senior citizens they often do not have the means and it may be better let buyer do their update.

The buyer who is willing to do the updates is the buyer who is going to offer much less than asking price.

The fact is, a home seller, even if they have your knowledge, is too personally enmeshed in the situation to clearly see what needs to be removed, added or enhanced.

That's why they need you.

And I'm not in any land, I'm simply late to see what the people I follow have been posting.

Claude Labbe  you are right about sellers not being able to clearly see what needs to be done in their own home...most stagers will consult with another stager when selling their own home too.
