SHORT SALE CHECKLIST from the Spickes

Some years ago I attended the Real Estate Masters Guild conference and was pleased to listen to Michael and Stacy Spickes make a presentation. They were the founders of Mortgage Rescue US and wow what a super informative talk they gave. At that time I realized that they were absolutely two of the sharpest minds out there in the field of short sales. Their presentation really opened my eyes to this important real estate market area. Today I was going over some old files and I found the Spickes Short Sale Check list. So, I thought I would pass it on to the active rain community in case they ever needed such information. The information may be a little dated since it has been a few years since I heard them speak on this issue but it is still solid, helpful information.

So, here are their points. Information that an agent needs to assist a client in a short sale situation.

1. Mortgage Statement

2. Letter of Authorization

3. Hardship Letter

4. Listing Agreement

5. Purchase Agreement

6. Buyer's Pre-Approval Letter

7. Settlement Statements

6. Financial Statement (Debt/Income)

9. Pay Check Stubs

10. Bank Statements

11. Tax Returns

12. List and Estimate of Repairs

13. Survey of the Property

14. Keys to the property

15. Vacant- Letter of Explanation

       Date and Reason for Moving out.

16. Occupied - Copy of Utility Bill

       (Electric, Water, Gas, Phone, Cable, etc.)
