Building A Cincinnati Patio Home: The Final Steps!

In our previous posts in this series we discussed the preliminary steps of building a Cincinnati patio home, selecting the right patio home community, floor plan selection, pricing/financing your patio home, the contract and design selections, the preconstruction meeting, and the build phase.

Your patio home is now starting to look like the home you planned!  As the builder finishes up there are some keys steps left:

  • Foremost, finish the financing! Your loan officer will probably need a few things from the builder and there will be an appraisal.
  • Shortly before the home is ready for closing, there will be an orientation walkthrough.  The builder will demonstrate how to operate the home and this is the time to identify any issues needing corrected (e.g. blemishes in the walls, cabinets, etc.).
  • If you're going to have a final home inspection, it's also time to get that done.

Be aware, sometimes there will be some items that won't be addressed until AFTER closing, e.g. some of the landscaping work.  This isn't unusual and since typical builders arrange for different home check ups after closing so it's not like they're going to totally disappear.  Besides, if they're still working the neighborhood they KNOW they'll still be seeing you around!

Once the home is finished, a closing date is set.  At that time you should also make arrangements for utilities to be transferred into your name.

At closing you'll finally get the keys to your patio home!  Time for the movers to deliver your belongings and time to start making the home your own!

In our area cluster homes those sharing a common wall often from garage common wall with smaller gla are patio homes.  We call them SFH attached which is really a duplex, TH in CA.

Thanks for explaining the procedures owning one of them.

Sam, Here patio homes are just like "regular" single family homes, so they're detached.  The big perk is they come with basic lawncare as part of the HOA fees.

Jeff, We love to help, and for new construction we're not just showing up at the contract and going POOF until closing.  We're here to help through the process with one notable exception: we don't attend the design selection.  Those are personal choices so we leave that to the design pros the builder have hired to help buyers.
