As usual, condos displayed quite a bit of activity and homes were also quite active. The number to beat this month is 87, and we already have 12 sales. Let’s see how the month goes! Here is your update for the week just past:

Kaiulani 74 is newly listed for $799K since selling for $898,250 from the developer in 4/07. Puamana 5B is on the market with a list price of $345K. The most recent sale was in 10/03 for $296K.

Villas of Kamalii 22 is priced at $762K. It sold for $950K in 6/07. Hanalei Bay Villas 8 last sold for $740K in 5/13 and is now listed for $799K.

Hanalei Bay Resort A11 came on the market showing as sold for $1.3M cash while listed for $1.395M. It sold previously for $1.695M in 7/07. You’ll see it under the Sales portion of this update.

Contingent:

Nihilani 7C found a buyer while listed for $679K. The seller paid $470K for the unit in 2/11.

Sales:

As noted above, Hanalei Bay Resort A11 came on the market showing as sold.

Withdrawn:

Sandpiper 101 was withdrawn while it was priced at $379K after 108 market days. The prior purchase was in 5/99 for $67,500.

After 363 days priced at $529K, Emmalani Court 415 was withdrawn from the market. The seller paid $385K in 2/12.

Price Changes:

Alii Kai 1101 made a minuscule reduction from $499K to $493K. The seller paid $365K for this unit in 12/03.

Hanalei Bay Resort T33 sold for $379,367 in 6/03. This week it reduced from $569K to $549K.

Cliffs 8203 reduced from $725K to $710K. The prior sale was in 4/06 for $760K for a leasehold unit which converted to fee simple in 6/06 for $240K.

Pali Ke Kua 202 is now $1.049M, up from $995K. The last purchase was in 10/03 for $682,500.

3935 Aloalii, which sold for $1.8M in 4/07, went into escrow this week priced at $2.299M after 230 market days.

After 326 market days, while priced at $649K, 5071 Kamakmalu Loop went into escrow. The original price is not indicated.

4839 Moli Place came on the market showing as in escrow while priced at $699K. The seller paid $500K in 10/10.

After 71 market days, 3788 Mapuana Place found a buyer while priced at $775K. The most recent said was in 3/13 for $608K.

Price Changes:

3953 Aloalii is now $2.299M down from $2.499M. The last purchase was for $1.8M in 4/07.
