Home Seller Tip #2 - Good Street Visibility of a Home is Critical

 

This is the second post in my series of home selling tips which are aimed to be short in length and cover items which are many times overlooked by sellers and or agents. The street visibility of any home which is for sale is extremely important. This means as buyers drive by or stop to look at the outside of the home or even walk past, the view should not be obstructed. In the past, I have had buyer clients who told me to go to the next appointment when the front of the home was not easily visible for whatever reason from the street.

 

I have recently seen homes which are for sale in Katy TX where and anyone driving past or even stopping to view cannot get a good look at the home. The cars are owned by the homeowners. Many instances there is no room for another car to park except in the driveway and sometimes even the driveway is filled with cars. This problem is compounded when there are large bushes or plants growing in the front beds of the home plus large branches of trees which are filled with leaves. I realize this is basic common sense situation but this attribute of sense seems to be missing in a lot of people these days.

 

Curb appeal to buyers is so important and cannot be overlooked or forgotten. Most homes have a matter of seconds to capture positive attention and create a positive impression on any buyer. Potential buyers and or their agent might not have savvy to realize this situation can be easily corrected and instead leave to see another home or view the home starting with an initial bad impression.

 

Obviously if the market for resale homes is hot market it might not matter. However, currently  in Katy TX and in many other areas of Houston the real estate market is very slow for homes priced at $500 K or higher and has become a buyers market.

 

 

The fix is very simple in my mind. Make sure all cars are moved during the daylight hours so everyone passing or walking by has a clear view of the home. If plants and or trees are blocking the view have these cut or pruned so the home is clearly visible in all directions. Having landscaping hiding the front of any home also offers an opportunity for  criminals to attempt to burglarize the home.

Excellent advice about visibility.  Speaking of visibility, I have often been amazed at how many homes on streets with heavy traffic sell quickly.  I think it's because they are seen by more people!

Having multiple cars blocking the home and parked on the street conveys a message that maybe the driveway and garage are too small. It also blocks the visibility which is not good when you are trying to show your curb appeal.

This is definitely a good tip.  When we bought our home in Los Angeles, there was a gynormous 8 foot hedge of eugenias, and a big three with seven other trees growing around it...We got a good price for it.  A

Hi, Bob. This is great advice for sellers. The appeal is lost when you can't see the front of the house. A pet peeve of mine is like what you pictured...when the landscaping hides the house. I don't find that attractive.
