Month's supply of inventory is up just a touch from last month, bringing the $1-2m range to what would typically be considered a balanced market. However, condos are still hot in Museum Park with super low market times averaging about a month. In fact, Crain's wrote about it just this morning, stating that in the first six months of the year condos in the Near South Side have sold for an average of 99.8% of the original asking price. The median sales price of condos in Museum Park was $466,000.

A touch more inventory is more than welcome among these homes. It's still a tough market for buyers. With only one home to choose from in their price range, in some cases, if it has qualities that could be a deal killer like the master on a different level than the additional bedrooms or not enough garage parking buyers could decide to stay on the fence or look in a different neighborhood. However, many of these homes are attractive to families, so the buyer who wants to move before the school year will have to snatch something up if he wants a townhome in this neighborhood. The median sales price for townhomes in Museum Park was $731,750.
