You What They Say about Rising Tides!This phrase has been used countless times about all manner of subjects, so I can imagine what you might be thinking, "Oh no, another one?!"  Nope, not this time.  

 

The reason for this title is not what you think, but you might have guessed it's about real estate.  Duh!  You're surprised it's about something else? 

 

 

 

Wearing many hats in the real estate business besides being a REALTOR® you can imagine it has something to do with real estate, but what?  

 

In 2009, I decided to start volunteering with no idea how long I would be doing it or what that would entail.  Blindly attending meetings, trying to figure out what I wanted to contribute and making sense out of a newfound committee left me confused.  That committee:  the Residential Green Building Committee for the US Green Building Council, Arizona Chapter.  Sure we accomplished a lot of stuff and a lot of projects.  By the way, our committee is now working on an open house at  a new construction site to share information with the public about green features.  But that's not what this is about.

 

As a public speaker at builder conferences, I really felt like I was soaring.  It is always amazing and fulfilling meeting builders, code officials, utility providers and many more professionals from around the country. But that's not what this is about.   I've spoken at 4 different conferences, realtor associations, schools, and at my office meeting.  But that's not what this is about. 

 

As an Advisory Board member, I'm super excited about connecting the dots in energy efficiency in Arizona.  Being with like minded professionals from different aspects of the energy efficient world is always fun.  Our next project is the Proof is Possible national tour of a tiny house reflecting energy efficient features.  And we have the best happy hours!  But that's not what this is about.

 

The exciting aspect of what I've created is a bit of all of the above.  But the biggest boat on the biggest part of that tide is teaching.  I love it when an agent gets the "aha" moment that they can use in their next transaction. When that agent understands how to prepare for an appraisal in an effective manner; how to react to a home that has unique features; how to speak effectively about an aspect of building science in a home, well let's just say my smile is from ear to ear.  

 

Today was just such a day.  In fact it was super exciting because I made a new friend.  A new agent whose husband is a general contractor happens to be building 4 luxury condos.  She approached me by saying she loved the class and would love to talk to me after class.  I get that a lot because usually there are more questions than the 3 hours of CE can provide.  But this time the prospect of helping someone gain more value for a project that will be luxury and green jumped right off the page!  She talked about hiring me  as a consultant, which I'd love to do and help them accomplish more value  in the process.

 

Sending her a thank you note for attending the class, I had to add another tidbit.  It was great meeting her and I love her passion for the subject matter. She took copious notes and as a brand new agent,  I could see her wheels turning.  I hope to be writing a blog about this project in the coming months.

 

Even though I wear all of these hats, my only source of income is helping folks buy and sell homes.  I'm privileged to be able to do all of the above on an inI thrive on being busy!

Jan- loved your post.  My husband says that phrase all of the time.  I understand the good feeling you get from volunteering and helping your community.  And even though it is not your "paid" job, it certainly enhances that good old day job.

I'm curious, as an advocate of green power, and your expert knowledge about green power, is the evolution of green power driven more by advocacy groups or simply by constant improvement of consumer products by manufacturers that are compelled to grow their business? 

The biggest green power advocacy group is the US government, don't you agree, yet, their rules, regulations, and mandates have caused irreparable consequences to our economy, haven't they? 

We have the knowledge to accept green power but not the economic power to implement many elements of it, so, do we mandate the use of green power regardless of the economic consequences or allow the consumer to set the economic standard? BTW, great post.

Kimo Jarrett - Interesting question. Since I'm pretty dialed in on advocacy, real estate, and commenting on DOE sites I can tell you that it's across the board.  The people trying to make money are overshadowed in my opinion by those of us in different organizations where dots are being connected, ie Appraisal Institute has just opened up communication with RESNET that provides HERS scores on energy efficient homes.  This effort alone will help provide value to those homes that are more energy efficient.  Department of Energy is in talks with NAR about Net Zero Homes, making sure that realtors are being provided with information so as to understand their value.  

The industry is connecting the dots with or without us.  It's up to realtors to join the band wagon and be the link in the chain to value.  I don't buy into the government argument because I'm dialed in here and am well known as an advocate of the industry both as an instructor, volunteer and Advisory Board Member promoting education to the energy efficiency industry.  

Sure there is a big part that is political from a top down perspective, but those powers are pushing an argument that is way overdue.  Europe is way ahead of the US, making us look like beginners in an argument we should be more engaged.  

I hold both EcoBroker and NAR GREEN designations since 2008, and have dived head first to know the features, interview businesses, and understand from both sides of the fence what is and isn't a good idea.  Sort of my soap box!  Sorry!
