This phrase has been used countless times about all manner of subjects, so I can imagine what you might be thinking, "Oh no, another one?!" Nope, not this time.
The reason for this title is not what you think, but you might have guessed it's about real estate. Duh! You're surprised it's about something else?
Wearing many hats in the real estate business besides being a REALTOR® you can imagine it has something to do with real estate, but what?
In 2009, I decided to start volunteering with no idea how long I would be doing it or what that would entail. Blindly attending meetings, trying to figure out what I wanted to contribute and making sense out of a newfound committee left me confused. That committee: the Residential Green Building Committee for the US Green Building Council, Arizona Chapter. Sure we accomplished a lot of stuff and a lot of projects. By the way, our committee is now working on an open house at a new construction site to share information with the public about green features. But that's not what this is about.
As a public speaker at builder conferences, I really felt like I was soaring. It is always amazing and fulfilling meeting builders, code officials, utility providers and many more professionals from around the country. But that's not what this is about. I've spoken at 4 different conferences, realtor associations, schools, and at my office meeting. But that's not what this is about.
As an Advisory Board member, I'm super excited about connecting the dots in energy efficiency in Arizona. Being with like minded professionals from different aspects of the energy efficient world is always fun. Our next project is the Proof is Possible national tour of a tiny house reflecting energy efficient features. And we have the best happy hours! But that's not what this is about.
The exciting aspect of what I've created is a bit of all of the above. But the biggest boat on the biggest part of that tide is teaching. I love it when an agent gets the "aha" moment that they can use in their next transaction. When that agent understands how to prepare for an appraisal in an effective manner; how to react to a home that has unique features; how to speak effectively about an aspect of building science in a home, well let's just say my smile is from ear to ear.
Today was just such a day. In fact it was super exciting because I made a new friend. A new agent whose husband is a general contractor happens to be building 4 luxury condos. She approached me by saying she loved the class and would love to talk to me after class. I get that a lot because usually there are more questions than the 3 hours of CE can provide. But this time the prospect of helping someone gain more value for a project that will be luxury and green jumped right off the page! She talked about hiring me as a consultant, which I'd love to do and help them accomplish more value in the process.
Sending her a thank you note for attending the class, I had to add another tidbit. It was great meeting her and I love her passion for the subject matter. She took copious notes and as a brand new agent, I could see her wheels turning. I hope to be writing a blog about this project in the coming months.
Even though I wear all of these hats, my only source of income is helping folks buy and sell homes. I'm privileged to be able to do all of the above on an inI thrive on being busy!
