Many homeowners do not understand what staging is all about - the goals and objectives, the costs, and the value - and how it really can help sell a home, unless it's overpriced.

We don’t just move furniture around!

 

A lot of what the general public knows about Home Staging they’ve learned from the shows on cable television. No matter the accuracy or home staginginaccuracy, one thing for sure is that people are becoming more aware of the need to stage a home when it is for sale.

There are many posts written about how to prepare your home for sale and how to live in your home while it is on the market.

But what you may not be aware of are the intangibles of Home Staging.
 

Here are 6 things your Home Stager wishes you knew...

1.We aren’t there to judge.

I was appalled at a staging show I saw once where the ladies were rude and judgemental.  

Every Home Stager I’ve ever spoken with has the utmost concern for their clients and helping them get their home sold.  

We’ve also been there/done that, so we know what it’s like to have your home on the market.

We’ve seen it all, so our eyes are focusing on what we can do to get your home sold… nothing more.

2.You will have the final decision.

We’re not coming in like gangbusters telling you what you have to do and/or throw out.  Well, yes, we’ll make suggestions, but ultimately the decision is yours. It’s your home.  We’ll provide suggestions for you to help you get your home sold, but the final decision will be yours.

home staging3.We are there to try to save you money.

Some of my clients have that “how much is this going to cost me?” look on their faces when we meet. Stagers want to save you money where we can.

If your home is occupied, we will try to work with what you have. If there are items you may need, we’ll try to coordinate with what will also work in your new home.

If we feel that your investment would be more effective in updates and repairs then we will suggest that before bringing in furniture.

 

4. We are there to help you make money.

Your house is probably the largest investment you will make.  To help you get the maximum return on your investment, we will show you how to increase the perceived value of your property.

Location and condition can help drive the offer.

 

5. Yes, when we’re done, you may fall back in love with your home.

The suggestions we offer to help you show the possibilities of your home to a buyer may also remind you of why you bought your home.  You may just fall back in love with your home.  

 

6.No matter what we do, staging may not help an over-priced home.

Staging enhances the home but can’t perform a miracle. It is important for sellers to listen to the advice of their Realtor. Buyers need to see the value relative to the rest of the market in what they purchase.
