Should You Use the Same Agent to Buy and Sell a House?

Yes! If you have a relationship with your agent, it's normal to have that person list your home and help you find a new home. As long as you are moving within the same geographical area, I see no problems with that scenario.
No! When you are moving from, say, Chicago to Winnetka. There could be some inherent troubles with agents not being familiar with your new chosen town.
I was asked today if I would work for a couple who would like to sell their condo in Chicago and help them buy a new home in one of the North Shore communities like Winnetka, Wilmette, or Glenview. They wanted the same agent to handle both sales. My answer was that I would be thrilled to help them buy a home here - but that I would not be their best choice as a listing agent in the city.
I get to downtown Chicago often enough to know the skyline, the general layout, the hot spots, good restaurants, and museums. Does that make me a listing or buying expert in Chicago? With all its diverse neighborhoods, schools, and transportation options, I don't think I would be the most productive agent to choose from.
On the flip side, I've seen many home sales in Winnetka, Wilmette,and Kenilworth that sold for a higher price than I thought was reasonable. About 75% of the time, the buyer's agent is from out-of-area and while I'm pleased for the seller, I hope the buyer doesn't lose too much when they decide to sell.
The only time I listed a condo for sale in the city, it was very far north nearer to me and it was for a family member. The only time I've shown properties in the city has been for friends. Otherwise, I have a host of good agents that I refer my business to. Agents that live and work in the exact neighborhoods where you want to buy or sell.
How does an out-of-area agent know how to help buyers with school choices, or best spots for easy transportation access, or impending local legislation that will affect property taxes? Of course, some of this is accessible online - but it's a poor second choice to an agent who's living it every day. An agent who regularly visits the inventory during broker open houses. An agent who understands that a new school bond might be costly but essential for both the schools and homeowners. An agent who knows people who know people . . .
