Good morning Cari Patterson that sounds like a great game plan..... always consult with an accountant and get guidance from that accountant and an attorney....  there may be significant tax liabilities up front..... I've held mortgages in the past but I still needed to pay tax on the gain!!!

Here is a great option for using real estate as an investment tool for clients 62 years of age and over - A Reverse Mortgage purchase can be used on a property up to a 4 unit property. The borrower's must live in one unit at least 51% of the year and on top of never having a mortgage payment, they can also collect rent from the other 3 units.

Many people fear the 'no mortgage payment and accrued interest' on a reverse mortgage but when used correctly, this can be a great retirement platform.
