How Much is Too Much Negotiation?

Everything is negotiable is a well touted phrase. But is that really true?

I say NO.

I know that in certain ethnicities it is how much is too much negotiationconsidered rude not to negotiate but what about here in our local real estate market? What is considered normal & when is it going over the top?

I can give a few examples of going over the top recently so you can learn from these peoples 'negotiation' mistakes.

The 'trash talk the house' so that I can get it for a lower price strategy - this is the most annoying & confusing for me as you are telling the seller that you indeed wish to buy the property but it is so TERRIBLE you will only pay 'x' price (which is usually 30% off list). You alienate the seller by abusing his home & dissing one of his most valued & costly possessions.  Howya' think that is going to work for you?

It's not an example of a great strategy.

One of the newer 'negotiation' points in my area seems to be with rental prices. This never used to be negotiable & was basically a take it or leave it proposition. You either like the home for the rental price or you moved on. Well I guess someone must have read an article on this lately & decided to put this into his play book.  

$200 off the rent per month is not going to get the owner to pay attention to you. In fact, they might be loosing money at that point so why do you feel you have a negotiation advantage? You have no credit rating because you are new to our wonderful country (work visa) so where is your solid financial footing?

how much is too much negotiationWhere's that FICO score guy? Everyone's credit is based on how they pay bills & the FICO score is the standard whether for a mortgage or a car loan.

Try negotiating your FICO score if you want to see frustration! It's never going to happen.

There's negotiation & then there is just plain 'shoot yourself in the foot' mentality.

Lyn I just had a guy walk through a home (that he said he liked) and then totally trashed it and then went on to make his case for why it should go for 50K less.  Oh REALLY? Simply ridiculous strategy.

I see these scenarios in Bristow, VA too.  Amazing how folks think they can win with either of those approaches.

Great Blog Lyn Sims.  Fortunately, I have not see this type of strategy, yet!  It just sounds so rude and alienating, like it would never be considered a good strategy to me, especially if you were serious.  I have never heard of negotiations with rental prices - wow!!  Though I do agree that some groups believe 'anything' is negotiable, and that is not the case!

Oh, so this is a universal problem, huh?  I thought it was just the melting pot of Charlotte that had these issues!!  

I totally understand that some ethnicities practice this on every purchase they make - from groceries to real property.  However, we don't do it that way!  Once they realize that they've insulted the heck out of a seller, they've missed the boat on this property.  The sellers would now rather wait out finding another buyer than work with someone so insulting!

Some people just don't et it.  I will ask people if the shoe was on the other foot what would they say... Not to many people like that question.

It is a universal issue. We have a melting pot like Debe Maxwell does in Charlotte. Many ethnicity's practice this on all purchases they make but are getting better as they adapt to how we do things. This strategy often fails:(.

Neither one of those sound like they were well thought out OR in the buyer/rentors best interest.  I say, pick a price that is close to, or at reality!

Hi Lyn Sims I am of the NO NEGOTIATION persuasion. I think that all negotiation is RUDE, especially when buying a house. Either take it or leave it. And if the sellers offer it at a price, they should take the first offer at that price and not hold out for more. Just sayin....

Thanks Bill but I'm afraid that the tradition is already ingrained in the system. Some negotiation is fine but then there is the extreme.

Great post Lyn, I am glad that Debbie reposted this.

Though I do negotiate on many things, I agree that there are some times and situations where this does not apply, and more importantly many techniques that will shut down negotiations before they even start.

Had a girl call me last week and without looking at any of my rentals  demanded a reduction in price of 100/month, I told her I saw no reason why I should contribute $1200 to her annual housing since she was not my daughter.

As you so eloquently state, some strategies and arguments are just plain futile, Lyn Sims ... case in point ... arguing with your LO about required documentation for your loan.  Seems all too many think negotiating (many times just plain ol' arguing) is the thing to do these days ...

In my market price often means nothing. Potential buyers or renters will look above what they are willing to pay thinking that the other side will come down. Nope. Not happening. We are tight on both sales and rental inventory.
