for the First 6 Months of 2016?

 

The first 6 months of 2016 were relatively busy, and there were a number of shifts compared to the first 6 months of 2015. Carlsbad offers a wide variety of attached (condos, townhomes, twinhomes) and detached single family homes, some in gated communities.

SINGLE FAMILY DETACHED HOME SALES

There were 523 single family detached homes sold in Carlsbad in the first 6 months of 2016, down 7% from the same period in 2015. The average sales price was $958,935 (range of $406,000 to $2,475,000; median price of $885,000, up 6%), up 7% from 2015. The average time on the market was 34 days, versus 39 days for the same time frame in 2015. Homes sold for 97% of asking price on average, with 30% of the homes selling at list price or above. 19% of the homes sold for cash.

In summary, when compared to the first 6 months of 2015, we saw a bump up in both average and median prices, but fewer home sales, and a modest decline in the days on market.

Currently there are 240 single family detached homes for sale in Carlsbad, ranging in price from $537,700 to $18,000,000 (for a stunning oceanfront property), with134 homes that are pending.

The current market favors sellers of detached homes, with an inventory of about 2.8 months based on the rate of sales in the first 6 months of the year, and current buyer demand.

 

ATTACHED HOME SALES (condos, townhomes)

344 attached homes sold in Carlsbad during the first half of 2016, an increase of about 1% from the same period in 2015. The average sales price increased by 10% to $509,834 (range of $200,000 to $1,525,990; the median price rose by 11% to $489,000). The average time on market was 32 days, down from 41 days in 2015. These homes sold for an average of 97% of the listing price, with 32% of the homes selling at or above the last asking price. 26% of the sales were cash transactions.

In summary we saw slightly more attached home sales in the first 6 months of 2016 than we did for the same period of 2015, but both average and median prices rose fairly significantly in 2016 over 2015. We saw a modest drop in the marketing time (DOM) from about 6 weeks to around a month, and a substantial number of cash transactions.

Inventory is fairly low, with 120 available attached homes for sale as of this writing, ranging in price from $329,000 - $3,200,000; 93 properties are currently pending in Carlsbad.

The current market favors sellers, with about 2.1 months of inventory based on the rate of sales in the first 6 months of 2016, and current buyer demand.
