The Valencias Real Estate Market Report for July 2016 includes the 55+ gated communities of Valencia Lakes, Valencia Isles, Valencia Shores, Valencia Falls, Valencia Palms, Valencia Pointe, Valencia Reserve and Valencia Cove. 

 

These senior housing, baby-boomer communities are not the 55+ active adult communities of our parents.   These 55+ gated communities in Delray Beach, Boynton Beach and Lake Worth are upscale luxury communities with state-of-the-art fitness centers, grand clubhouses with pools, card rooms, cafes, social events, clubs and an active lifestyle geared towards today's baby boomers.  You can be as busy as you want.  TheValencias are pet-friendly communities in Delray Beach, Boynton Beach and Lake Worth FL.

 

There is a good supply of inventory in the Valencias at this time Prices vary from community to community but, in my opinion, you can still get a great deal.  There are currently 123 homes for sale in the Valencias.  As of July 31, 2016, there were 37 homes under contract. There were slightly more under contract this month than last, as well as slightly more available homes.   It breaks down like this:

Valencia Lakes had 2 homes sold in July.  Average list price of the homes was $ 317,500.  Average sold price for the homes was $ 310,500.  Average days on market was 8.  Wow! There are 3 homes presently under contract.  

 

Valencia Isles had 1 home sold in July.  Average list price of the home was  $ 525,000.  Average sold price for the homes was $ 502,500.  Average days on market was 140. There are 4 homes presently under contract.


 Valencia Shores had 1 home sold in July.  Average list price of the homes was $ 450,000.  Average sold price for the homes was $ 442,500.  Average days on market was 100.  There are 3 homes presently under contract.

 

Valencia Falls had no homes sold in July.  There are 3 homes are presently under contract in Valencia Falls.

 

Valencia Palms had 2 home sold in July.  Average list price of the home was $ 569,450.  Average sold price of the home was  $ 530,000.  Average days on market was 58.  There are 4 homes presently under contract in Valencia Palms.

 

Valencia Pointe had 2 homes sold in July.  Average list price of the homes was $ 432,450.  Average sold price for the homes was $ 422,500.  Average days on market was 108.  There are 4 homes presently under contract.  

 

Valencia Reserve had 1 home sold in July.  Average list price of the homes was $ 497,000.  Average sold price of the homes was $ 493,500.  Average days on market was 214.  There are 4 homes presently under contract in Valencia Reserve.

 

Valencia Cove had no homes sold in July.  There are 12 homes presently under contract.
