As the world continues to go digital, home buyers and sellers are by-passing agents and are heading online in search of real estate advice. That means if they manage to stumble across your website, it needs to blow them away.
However, you simply can’t build a website and hope that the right people will notice it. You need to go out and put it in plain sight. Having a beautiful and engaging website is great, but it doesn’t help you much if people aren’t finding it.
There are a ton of different things you can try to drive traffic to your website. This website alone offers 50 different strategies that drive online traffic.
But rather than bore you with pages of strategies, I will outline a few key concepts of online marketing and specific audience targeting that prove to be the most powerful:
1. Link People To Your Brand: Using links effectively is a huge part of improving your search engine optimization (SEO), which means you’re more visible on search engines like Google.
There are two main types of links that you need to understand in order to have success:
On-site links: These links go from content on your site to another area of your site. For example, Wikipedia does this quite often by linking a term to another Wikipedia page. This will reduce the bounce rate on your website and increase the overall time people are spending on your page, driving your SEO up.
Off-site links: These are links featured on other websites that can link to yours. You can have a link to your website on your social media pages or other databases for people to find. Its also important to note that links to specific pages on your site (i.e. your blog page) get better SEO results than links to your home page.
2. Content Is Still King: All great SEO strategies begin with solid content creation. If your website contains value-add content, you can actually get other people to market it for you. Blogs are one of the most effective ways to do so.

If you can get people to share your content and link their friends and followers back to your site, they’re basically giving you free advertising. The best blogs are ones that provide value to the reader (think tips you’ve learned over the years, information that most buyers/sellers don’t know), rather than blogs that are basically advertising your skills. Remember to use great pictures and lots of keywords to get your content noticed. You should also be consistent. Don’t post weekly and then switch to monthly without giving people notice.
3. Engage Online: Any good marketing strategy should include social media.Use social media to share your website and/or content with a wider audience. It will also allow you to get some immediate feedback or interaction with your social media audience and help you find out what exactly your readers are looking for.
"Social networks are a terrific window into human behavior,” says Debra Mastaler, President, Alliance-Link. “You can judge what a niche responds to and market to it more effectively by watching for trends and interacting with influential people in the network.”
4. Track Your Progress And Adapt Your Strategy: The last part of the formula is not to get stagnant. Unless your results are already fantastic, you don’t want to keep doing something that’s not working. Many websites (like WordPress, etc.) offer tracking software that outline your website’s performance. It’s important to use this analytical data to find out what’s working and what isn’t. Once you do that you can adjust your strategy and continue to improve your SEO rankings and get more traffic.

These are just some of the ways you can drive traffic to your real estate website. Taking out ads on Google and Facebook have proven to be effective for many agents as well. The main trick is having a visually appealing website and using a combination of the online tools available to you to create a valuable, and consistent brand that offers the best service. If you do that, when someone does a search for real estate agents in your area, your name will rise to the top of the list.
