At the beginning of the summer, we were pleased to report that our closings were up but not so pleased that our inventory was down. So we made a plan to fix that.
Our plan is in place and we're working toward a record breaking year end. Our plan has several rungs.
First rung - Social Media: Twitter and Instagram accounts have long ago been activated and we use them to connect to our sphere of influence nearly daily.
We post all of our listings, open houses, price adjustments, and market reports.


Second rung - Direct Marketing: We currently have several farm areas to which we market, including the homeowners of Clark that have been in their homes for 20+ years. We send items of value to our farm area monthly. This month, we sent them a newsletter with information on downsizing.
Third rung - Farm: Our target market are homeowners who have lived in their Clark, NJ, home for 15-20 years and are ready to downsize. It's not a traditional farm in that we don't market to every home in the neighborhood, just those that have been owned by the same person(s) for at least 15 years. There are 67 homes that fit that category in Clark and we call this our Clark Downsizers Farm and market to it at least once a month.
