You begged your Realtor to test the market with a higher price then she recommended. She did it with the normal cautions. That you are wasting prime marketing time. People might not view the property at this price. You also need to be prepared to come down quickly. There are problems with the house that are not problems to you but are problems to the new buyer. The Realtor suggests that you go to the original recommended price. You go down $5k not $20K. After three weeks on the market and one open house no one has come into the home.
You ask the Realtor why? She tells you that the price is too high plus some other issues. You tell the Realtor that you won't come down.
Here is the truth! You are the highest bidder on the property! I can't sell a house that is way overpriced and not that special. You chose not to have AC. A swamp cooler will do. You made other choices that worked for you but not the buyer. Please come down to a reasonable price so you are not the highest bidder on your property! We spend a lot of time thinking about how to best market your property. We expend a lot of effort but just because you need the money doesn't mean we can sell itt for more than it is worth.
