When is a House Not a Home?

The first hurdle prospective home sellers, especially longtime owner-sellers, must clear before putting their home on the market is they are selling a house and not a home

While it may be perfectly natural for a person to become sentimental when selling a home the nostalgia must be tempered.  The nice thing about memories is they are easily transported to the next home.

Although it is not the only factor in selling a house pricing is the key factor.  Pricing a house unrealistically is akin to fishing without bait. 

Anyone who has done much fishing understands their target and the best bait for the environment.

Similarly, when selling a home, it is key a seller (through their real estate agent) understand the environment of the sale.

The environment encompasses factors like

  • seller reason, 
  • motivation and 
  • circumstances (time-line, existing mortgage, property condition, competition).

With an understanding of the environment the most appropriate bait (price) is chosen.

Pricing too high is like fishing with no bait whatsoever.

Sometimes, a less than ideal bait will get some nibbles and, even a catch occasionally.  But without the right bait it is the big one that gets away!

Great advice Gary. Treating a house like a home keeps it prepared to sell and perhaps it has features that make it one of the most valuable in an area. But that logic stops there. Gets brought up a lot here, but this was a great article.

Gary, I use the analogy of fishing without bait ... all the time.  I come from a fisherman family and have done a lot of fishing.  And, we must use the right bait! Great analogy here.

Oh, such a great point, Gary!  I will have to remember to use that when talking with potential sellers - 'house' tends to sound more 'generic,' leading them to think of this more as a business transaction...as they often have a difficult time grasping!
