The Dutchess County Attached homes sales comparison

Dutchess County Condos, Co-ops, and Townhouse market showed 57 units sold, this was 16 more than in July 2015, or a 39 percent increase.  It was also a huge uptick over June 2016 when there were 37 units sold. The price of the units sold ranged from $13,000- $488,523.

In July the absorption rate came in at  5.28  months which makes this segment of the market a normal one.

When compared to July 2015, the average price increased 10.5 percent, going from $172,524 in July 2015 to $190,715 in 2016.  The median selling price also increased by 6.9  percent, going from $145,000 to $155,000. However the average and median price in June 2016 was higher than in July.

Attached homes were on the market 101 days before getting an offer. This was 19 fewer days than in July 2015 – a drop of 15.8 percent.

There were 60 fewer homes on the market this July, compared to July 2015.  This  was a  16.6 percent drop.
