The different real estate markets, every single one of them across the land performs differently.

The temperature of the property listing inventory, sale activity is rarely in sync too. In a small rural market like the one I swim in, list/market-twist/sell, what is important is kept simple. No home owners associations, no property listing stagers rolled in to change the wrong colors, suck out and replant new furnishings. maine home stairways

And it is more how many bedrooms not what is the square feet.

And bathrooms, just glad to have one. No matter if it is harvest gold or the newest color from Kohler.

Or if there is an extra half bath, maybe a second bath, say hallelujah. Hands go in the air.

So when what is important on the wish list for a buyer is formulated, the line items on that scratch paper is so different.

In Maine, the fourth lowest crime state, heavy duty security alarms and chain link fences, security guards are missing.

Maybe you see an occasional sign that says "Have gun and a back hoe". You figure out the meaning between the lines,  whether you would trespass on land with a sign "survivors will be prosecuted".old maine home inside photo

In small rural Maine it is how does the place heat, does it have room for growing huge gardens to supply the family dinner table?

The out buildings are key for storage of vehicles, to work out off for an income.

Lots of acreage and space inside and out more important than items to impress others.

Preserving the original home style trumps chrome and glass fad remodeling. The kind that fades.

Lower priced property tags hang on the real estate listings for sale in small Maine towns.

So it is funny to see the caption about a house for sale that promotes eight bathrooms, to service the folks using the three bedrooms. More on less people, how raising expenses in a small Maine town is dangerous though.

Andrea Swiedler ... The need for more bathrooms than one or two could be going without growing up and not liking the wait in line... folks are impatient and when you gotta go, well you know. (Door shutting close, lock engaging sound).
