I have written a few Posts about Westchester, CA 90045. Needless to say I received a few private requests as to how the 90045 zip code is doing. Well as most of you know I live in the zip code and can help you buy or sell here. Now with that said let us look at the facts:
Look at the three year trends comparing to the entire MLS data you can clearly see that the 90045 zip code is on fire and there have been some astronomic increases as to the Median Sales Prices.
If you look at the days on market comparison it becomes clear why the prices are so high.
The average days on market has been under 14 days for the past three years. So with that said I have seen two listings in my neighborhood "coming soon" for about a month and another after a month of "coming soon" now for 14 days on the market with virtually no showings. Clearly my message is you still have to market the property in the Multiple Listing Service, make it available to buyers and their agents and present it properly priced to the buying community. If one or all these points are missing you are not doing your self, the sellers and anyone justice.
Time to reevaluate your strategy!!!!
