Princeville Kauai condo / house update for Aug 14th to Aug 20th

Condos flew off the shelves this week with a total of 7 new escrows. If you’re interested in condo ownership, better get yours now before they’re all gone! Here is your update for the week just past:

New Listings:

Pali Ke Kua 102A is on the market priced at $799K. The last sale was in 4/05 for $795K.

Contingent:

Priced at $345K, Puamana 5B is in escrow. The last sale was for $296K in 10/03. Sandpiper 236 only took 21 days with a list price of $425K to have an accepted contract. The prior purchase was for $145K in 2/01. Alii Kai 8H is in escrow priced at $439,900 after 11 market days. The unit sold for $765K in 3/06.

After 397 days, Nihilani 8B went into escrow. It was priced at $625K and was purchased in 2/10 from the developer for $370K. Hanalei Bay Villas 8 took only 15 days to find a buyer while priced at $799K. The prior sale was for $730K in 5/13. Hanalei Bay Villas 27 also found a buyer while priced at $849K. The last sale was in 5/04 for $640K.

Pali Ke Kua 202C was priced at $1.049M as it went into escrow. Purchased in 10/03, the seller paid $682,500.

Sales:

Kaiulani 7 sold for $1.310M cash while priced at $1.399M. The sellers paid $1.350M in 3/15 from the developer. Kaiulani 16 sold for $1.975M which was close to the asking price of $1,999,900. The prior purchase was for $2,127,240 from the developer in 4/08. Alii Kai 3102 was purchased for $940K in 9/06 and sold this week for $630K while listed for $659K.

Expired:

Nihilani 28A expired after 646 days priced at $659K. The last sale was in 4/08 for $599K.

Withdrawn:

Pali Ke Kua 109 expired after 357 market days priced at $850K and came back on the market the next day. It was then withdrawn a couple of days later. The last purchase was in 7/14 for $620K.

Price Changes:

Villas on the Prince 18 reduced $10K and is now $739K. The last purchase was for $487,355 in 3/02 from the developer. After a $46K price reduction, Kaiulani 24 is now listed for $1.249M. It sold for $1.7M in 9/08.

Emmalani Court is now priced at $510K, down from $540K. The last sale was for $380K in 4/12. Puu Poa 313 reduced from $1.475M to $1.395M. The seller paid $360K in 12/99.

5141 Iolani Place is new to the market priced at $625K. This home sold in 5/87 for $87,500. Priced at $809K, 4851 Victoria Loop was purchased in 9/98 for $199,999.

3667 Albert sold for $880K in 12/04 and is now listed for $1.025M. It was listed before from 8/11 to 1/13, starting at $859K and reducing to $745K. 4116 Rooke Place is listed for $1.130M. The last sale was in 5/00 for $449K.

Sales:

3886 Kaweonui sold for $525K while listed for $649K. The sellers paid $65K in 7/88.

Price Changes:

4547 Emmalani reduced from $998K to $948K. It sold for $805K in 4/05.

Unless something amazing happens this next week and a half, it’s going to be difficult to meet, let alone exceed, last August’s sales of 87, as we’re currently at 55. At the moment there are 40 properties under contract so it is possible. Stay tuned to see what next week brings.
