Actually there are more than that, but some builders are not putting spec homes on the MLS.
That always happens when business is good and new home construction is on a roll. If the market changes, and sales get tight, they (home builders) will be looking to the real estate industry once again, to help them sell houses. Until then they will be happy to rely on in house agents, ( the ones you meet when you visit a model). It’s in their best interest, but NOT YOURS. You might want to read my post about buying new construction.
The same thing is true about lots. When the market was down developers were willing to sell building lots to individual buyers, and let them negotiate with their own builder. Not anymore. If you like a particular lot and want a home on it, you can only buy a “build job” from the builder.

To find new construction as it comes to market or to look at lots for a potential build to suit, you can start looking at subdivisions where construction and development is taking place.
