Oh No! What did they find on inspection?

If you have never sold a home before (First Time Seller) or it's been 15+ years since you sold a home, the Home Inspection process might be a little bit scary. So many questions pop in to your head. What am I supposed to do to get ready? Is this going to be trouble for me? How much will it cost? What are they going to find?

 

What am I supposed to do to get ready?
Keep in mind the Home Inspector is going to inspect the entire house and anything that comes with it. That includes appliances and all the mechanic systems. Be sure if there's a crawl space, basement or attic, that the inspector has full access. If there are electrical panels, a/c units, or other items outside, the inspector will need to access those as well. Be sure there are no obstacles.

 

Is this going to be trouble for me? How much will it cost? What are they going to find?
This a cost to the buyer (unless otherwise negotiated in the contract). If you have taken good care of your home and have done preventative maintenance as needed there should be any trouble or cost. Typical requests might be to have the furnace serviced and certified. (Minimal cost.) In the current market, requests for repairs or replacements are generally safety and health issues.

 

If you are worried about the Home Inspection, take the time to speak with your Professional Real Estate Agent and put your mind at ease. It might also be wise to have your own inspection done prior to listing to address any potential, unforeseen issues.

life happens and the house is the way it is so you need to just let the house do its best during an inspection

I've also read that you need to do things like remove the "stuff" from the toilet tank lid so the inspector can open it without moving your things.
