Mike Bjork - The initial consultation is a great starting place then I've found that through property showings, the true buyer emerges - and we find out what is a Must Have in a property and a Must NOT Have too... :)

This happened to me and my sellers a couple of weeks ago.  The buyers came to see the house with their agent, and wrote an offer while there for the showing.  My seller accepted the offer that night as it was a good offer with closing costs credit and the closing date worked for them.  The buyers went to sleep excited that they had finally had an accepted offer (apparently they had offered on others where they competed and lost, hence the great offer on this one.).  The next day, I received a text from the buyer's agent that the parents of the buyers wanted to see the house again before they would provide the earnest money check.  What?!?  The buyers still wanted the house, but the parents decided that the buyers agent made them offer too much.  Made the buyers' agent cry in the front yard and my sellers were livid.  There was an accepted offer with no earnest money as promised, so the sellers refused to sign the release until we received another offer.  Which thankfully, we did.  We are just releasing the first buyers today since the inspections are done and everything is moving forward.  But with no earnest money to release, it was a tough thing all around. Cold feet is not always the buyer!

Thankfully, I experienced very little of that with my clients.  I always asked if they felt good about it... after they signed the PSA.  I only remember one couple that called me the next day to cancel the contract.  They decided to get a divorce instead. Didn't see that one coming!
