Bressi Ranch Market Review for the First Half of 2016

 

Bressi Ranch is a master planned community in Carlsbad, adjacent to the La Costa area in 92009, just south of Palomar Airport Road and east of El Camino Real.

Bressi Ranch HomesLike some other planned communities there is a residents’ clubhouse area (with pool and other amenities).

 

However, unlike other Carlsbad planned communities, Bressi Ranch offers a bustling shopping center called Bressi Ranch Village Center (Bressi Village), and an ActivCare facility for seniors, in addition to the residential area which is predominantly single family detached homes but includes a small complex of affordable housing called Mulberry (2 and 3 bedroom condos).

 

A corporate center of leased and owned office space is adjacent to the residential area as are a Holiday Inn and Staybridge Suites. There is also a locked storage facility very close by, and the McClellan-Palomar Airport is a couple of miles to the west.

 

Bressi Village offers plenty of shopping (e.g., Stater Bros., Trader Joe’s), dining and services, as well as the Carlsbad Boys and Girls Club. Other amenities include golf at The Crossings along Palomar Airport Road, Legoland, and 7 miles of Carlsbad beaches about 4 miles west.

 

MID-YEAR 2016 MARKET UPDATE in BRESSI  RANCH

12 homes (excluding Mulberry) have sold in Bressi Ranch in the first 6 months of 2016, down 25% from the same period in 2016, a trend we have seen in other communities. The average sales price was $1,044,585 (average $/SF is $323/SF), an increase by 17% over 2015 (the median price, at $905,000 in 2016, rose 8%). The average time on the market in the first half of 2016 was 19 days, compared to 27 days for 2015.  Thus the trend at this time is for increased sales prices over 2015, with homes selling in less time

 

CURRENT INVENTORY IN BRESSI  RANCH

Inventory is about 5.5 months, based on the rate of sales for the first half of this year. As of this writing, there are 11 Bressi Ranch homes on the market, ranging in price from $799,000 to $2,000,000 with 2095 SF and 4 bedrooms up to 5293 SF with 5 bedrooms. The average price is $1,159,945 and the average time on the market is 45 days. All these resale homes were built in either 2005 or 2006.
