Zestimate? How Accurate are they?

Zestimate? How accurate are they? Here is my personal home listed on Zillow's website....Notice the $349,000 PENDING PRICE. This home is under contract for over the asking price.


Look down to the Zestimate, 339,330. (they feel my value has dropped in the last 30 Days)

Look next to the Zestimate Forecast 337,633 (They predict that the values will fall lower)


This house appraised for 10,000 OVER the Contracted price. The forecasted price expects to be lower in the future...I have to ask myself is Zillow predicting the future now?

If your thinking of selling your home, you need a Realtor to help you! You can NOT depend on these internet website for your homes value, you may leave money on the table!

What a perfect example...your home!  The world still needs knowledgeable realtors who can communicate to their sellers and buyers. This business is not an exact science yet nothing can take the place ( as of yet) of real communication between all parties.

Information from the sites like Z. is based on a limited set of facts about a house, such as square footage an number of rooms. However, those AVMs may miss important factors, like  a desirable school district, view, noisy street exposure, privacy, etc. You have to compare the subject property to identical or similar and make all proper adjustments since rarely properties are the same( condition, location, layout, sqft, etc.)
