Cabin sales have been slow but fairly steady over the summer months. Since last months Grand Mesa real estate market report we have seen some new cabin listings come on the market and other activity.
At this time there are seven cabins for sale. Another cabin is pending a sale. - Prices start at $175,000 and go up to $329,000. The average list price is $243,437, and the median list price is $234,000.
- Four of the listings have come on the market in the last month.
- Two cabins have sold so far this year. The average selling price is $162,450. When you consider the average selling price, keep in mind there are various factors that need to be considered like lake access, view, amenities and cabin size. There are all sizes and styles of cabins for sale at this time.
- If you would like to build your own cabin there are also many lots to select from.
- There are eight lots for sale. Prices start at $48,000 and go up to $68,500.

The process of buying a Grand Mesa cabin is somewhat unique. You don't actually buy the lot, but you purchase a stock share in the Grand Mesa Resort company. The cabin is treated as personal property.
The domestic water situation also varies. There are several small domestic water companies that service the area, and some of the cabins have a well.
