When it's Time for a Firing

 

I called a meeting of the minds with a husband & wife team of sellers.  When we met, I explained that I was there to sign a Termination Agreement with them.  They were totally shocked - the husband said, "You haven't even asked us about dropping our price yet!"  

I said, "Oh, no sir, it's not the price that's keeping your house from selling.  You see, I can't sell your home from the street and because you won't allow showings, I'm not getting many takers on your house."

The husband was stunned - he looked at his wife (who was a stay-at-home wife who approved [or disapproved] the showings) and she explained that, "Sorry, they always call during my soaps or when I'm napping and I'm just not going to allow people in my home during my 'me' time!"  

I KID YOU NOT!  I didn't even realize soap operas were still on TV!!

I had been dealing with only the wife for weekly reports and showing time issues - it was always a totally different excuse - not soap operas!

After a few minutes of enduring a very uncomfortable situation, as I sat there, listening to them argue about how he worked 80-hour weeks so she could stay home, I INSISTED that they sign the termination.  The husband was not at all happy with his wife.  He later phoned me to tell me that he was so sorry and wanted me to know that HE had nothing to do with the declined showings!!  Well, I gathered that!

 

I jokingly tell sellers that unless someone is extremely ill, approving showings is imperative to get their house sold.  There is truth in that because the longer it sits, the more difficult it is to sell...and the less it will sell for!

 

You must know, I absolutely can't sell your house from the street!

I think I would've reached out to the husband first, before I just went over there and drop the bomb on them about canceling; but if you felt the wife was never going to change then I agree that it was time to walk away and let some other agent deal with a headache. Great post!

Know when to hold 'em . . . know when to fold 'em.  I'm sure that's a real happy marriage {rolling eyes}.  The wife is the star of the soap opera -- her own!  She obviously doesn't want to move . . . of the couch and open the door for showings.

Debe,  I have not watched soaps since my college days .... oh so long ago. I don't have the TV on during the day and rarely on in the evenings.  That is such a shame and such a waste of your time and energy. Good you but your losses and moved on.

That's the most pathetic excuse I have ever heard for a reason to decline the showings!!!

When I hear these stories, I always wonder if one of the Sellers has an "agenda" other than selling, Debe Maxwell ... and if they haven't been upfront with the partner.

Seems that is a conversation this particular couple needs to have with one another ... along with a few others ...

Kathryn, I spent so much time on the phone with other agents explaining that I would get them in at another time....day in and day out!  It was so time-consuming!

I'm guessing the wife wasn't very motivated to sell and had no motivation to allow showings!  What a waste of everyone's time.

Now there's an unhappy household. I'm sure that husband wanted to throttle her. Hopefully, he'll instruct his next agent to call him for showings - not her.

I think the husband was a true seller but not his wife. There wasn't any mutual agreement between the couple to sell the property.

Its funny how the sellers always laugh and say who wouldnt show their home Debe Maxwell , yet when the time comes there is a certain percentage of sellers who have a million excuses of why they can't show their home.

Everyone needs a little Y&R in their life.... Glad you finally decided that it wasn't a perfect fit.  You never know how sellers are until it comes time to show.  It amazes me how dirty sellers keep their home when it's on the market for sale.  Now you can focus more energy on a seller who is motivated Debe Maxwell ~ cheers
