Stagey vs Staged – There’s a Difference

The most important goal of home staging, whether you do it yourself or hire a professional home stager, is to create a lifestyle that buyers aspire to and wow them the second they walk through the door. With our many years of experience and through trial and error, NJ's Elite Staging has honed the fine art of what works and what doesn't when staging your home.  

The following are general rules of thumb:

Staging should draw your eye to the home's architectural features. For this reason we don't use loud, bright colored furnishings or pillows because they attract you're eye directly to it, when the focus should be on the home.

The home shouldn’t scream “staged”. This is why we don’t set dining and kitchen tables. We use candles, table runners and floral arrangements – items you’d find in a home. Subtly is key when stagingNj Home Staging, North Jersey home staging, Essex Morris County NJ home Staging

Every home is different so every design should be unique and reflect the home’s distinct style. One neighborhood can have the full spectrum from traditional to modern houses. Case in point: Both of these homes are in the same town, but would attract very different buyers.

Buyers want a home that  is cozy and feels like "home". Create warmth with candles, throws, fluffy pillows, coffee table books, stools by the fireplace (we love them!)  and plants either real or very high quality.  The room should have an organic feel to it.

Staging should take into account the room’s function and demonstrate optimal square footage. When vacant, buyers perceived this family room as being too small and not having enough seating. Once staged it was no longer an issue:

Coffee tables are a great opportunity to create emotional connections with buyers. This is easy  to accomplish with books, glasses, trays, candy dishes and orchids. They always work and always look great.

When it comes to bathrooms, they should feel spa like and organic. (No towels tied up with bows and flowers - talk about stagy!)  Rolled up white towels, candles, apothecary jars filled with soaps, sea sponges and florals work best.  Think of a 5 star hotel - that's the goal.

When staging a master bedroom give it a retreat like feel and whenever possible add a cozy reading  area by a window or fireplace.

You make a great point, here.  I do like the use of place settings, and coloured pillows, but had never considered the fact that they detract from the "house" itself, by drawing the eye.

It's a real skill to be able to make everything look great, inviting and warm but be able to scale back and not "showcase" the design.  Very nice.

Presentation, first impression & eye-catching works but for whom? To this day, my kids and I laugh and talk about moms special room that no one was allowed to enter, use or touch. It was kept as a museum/display. All we remembered after a while was never-ever to go in there. Even our dog stopped at the room border

A great post.  Another set of eyes (stager) can provide a seller more insight.  Why do we often ask "how do I look" to a friend or significant other?  Because others see things differently from they way we do.  A stager not only sees the home differently from the owner, they bring an "expertise" for how homes need to look to to buyers.

Nice post with some excellent pointers. Yes, there is a huge difference in stagey and staged. I like that you mention that you don't set tables. I've always wondered what the deal is with that - Definitely "stagey."

I've not noticed an sign of "emotional connection" things in homes staged (very few are as no here locally is a stager). in my market.  Interesting.  Maybe all that depersonalization I've telling folks is not 100% accurate.

Agreed.  Place settings are a big no-no.  I use placemats or runners.  When there is no real focal point, I will use pops of color to make one.  Every home is unique!  Beautiful photos, thank you for sharing!
