Pasadena Condos at 500 East Del Mar Boulevard Make A Distinctive Architectural Statement
This is a real estate market activity report for the condos at 500 East Del Mar Boulevard in Pasadena. The complex is located at the southwest corner of Del Mar and South Oakland Avenue. In this report I will share current activity so far in 2016
as well as full year sales results for the previous two years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Built in 1984, the professionally managed complex consists of 36 condos in a variety of single and multi-level floor plans with two or three bedrooms. The building makes a distinctive architectural statement with its bold, clean lines. A reflecting pond and lush landscaping highlight the interior courtyard. There are no dark hallways in this complex which embraces the outdoors. Parking is in a subterranean garage.
Each unit features dramatic spaces with expansive floor-to-ceiling windows, skylights, fireplaces and in-unit laundry connections(features vary by unit). Intimate outdoor spaces(sometimes more than one in the same unit) enhance entertaining options in the residences.
The location is highly convenient to much of Pasadena with easy access to numerous dining, shopping, cultural, entertainment and higher educational options. There is easy access to multiple freeways and Gold Line light rail stations.
There are currently two condos available for sale at 500 East Del Mar Boulevard. Both are multi-story two bedroom floor plans. One features approximately 1570 square feet priced at $699,000 and the other with about 1533 square feet is priced at $689,000. Both feature a lower level space which could be bedroom three, a family room or home office --- let your imagination determine the best purpose for your needs. There has been one mls-reported closed transaction so far in 2016. It was a single level two bedroom/two bath floor plan with direct access from Del Mar Boulevard with approximately 1038 square feet. It was last listed for $530,000 and sold in May for $515,000.
There were two reported sales in 2015. Both were approximately 1799 square feet. In March, a three bedroom floor plan with a den(marketed as four bedrooms, the den did have a closet) on the top floor sold for $785,000(list $799,000). In April, a three bedroom multi-level unit sold for $721,000(list $714,000).
For full year 2014, there were three mls-reported closed transactions ranging from $570,000 to $630,000 with an average sales price of $605,833(median sales price $617,500). They sold at 98.03% of last list price and for $403.77 per square foot on average.
