Listing Agents Are Marketing Agents-No One Needs To Use The Word "New"

Whenever the market improves after a crash, many newly licensed agents always   surface.  Many offices are so focused on making up for dollars lost during the crash that training is not up to par. 

Newly licensed agents are competing with seasoned agents; newly licensed agents are receiving phone calls from their sphere of influence after announcements are mailed; and many of these agents are “on their own” when answering questions.

One of the prime questions asked by people receiving an announcement is “are you new to real estate or do you have experience?”  This is a question that throws most new agents off guard, and they often fumble through it or they admit they are new!  There is an answer that I suggest to our new team members, since no homeowner wants to list with a new agent.

We all know that listing agents are marketing agents, and that’s the key to the answer.  If one has formal education in the marketing field, the answer is a powerful one. If one is not formally educated, the answer falls into the category of being proficient with online and offline marketing.

Again, we are listing agents, and listing agents are “marketing agents.”  If this is explained to a lay person, there is never an issue.  Our pre-listing brochure is focused on “who we are; what we do; and how well we do it.”  Our marketing is clearly described and displayed in detail. 

The newly licensed agents on the team are now well-versed with what we do for marketing. They can discuss it in detail, and answer all questions.  The only statement that one needs to clearly understand is “Listing Agents Are Marketing Agents.”

Yes Barbara you are quite right "marketers". I would add, it i very important for new agents to leverage on the team and/or the brand, meaning brand recognition to support the marketing startegy.

Hello Barbara Todaro,  I have to that the real estate schools are pack with newbies.  I like to think that brokers will hirer newbie and train them right, it pays off in the long run.  Wish that would happen.

Kathy Streib that's a good suggestion, but most homeowners do not ask that unless they are high end homeowners.... most ask how long they've been in the business and that always throws a new agent....listing agents are marketing agents, and that's how the conversation should proceed....

Funny (and sadly, true!) story - when I was in real estate school, a friend of friends contacted me that he had lost both of his parents in 6 months and had the estate to sell.  He wanted me to be the listing agent.  Of course, I was honored but, I said, "I'm so sorry but, I haven't even gotten my real estate license yet so, I can't help you."  

He informed me that he would be happy to wait - they had a lot of cleaning out of 50 years of 'stuff' from the house.  My response, "Joe, I'm honored that you thought of me but, you need someone who knows the business to represent you when you're ready.  I am happy to make an introduction for you - I have a great agent in mind for you!"  

He said -and I'll NEVER forget this - "You suck as a salesman!  Who BETTER to market my property than someone who works 40 hours a week SOLELY for me?!  I'm waiting for you to get your license and that's that!"

Oh, I was a NERVOUS WRECK!  Shortly thereafter, I sat for my exam and got my license.  I created my own marketing, went door-to-door in the neighborhood, sold the house in record time and got 4 new listings from that one sale!  I never had to pay a dime for any marketing or advertising other than my paper & print cartridge costs for the first year of business!  Then, of course, I wanted more!!  LOL    

I definitely learned a valuable lesson to share with new agents though!!!

Debe Maxwell that's an incredibly important comment for all to read, and only a few will here...you need to write a blog post about that for newly licensed agents....AND for seasoned agents who are not very experienced with listings and never have more than one or two but want more.... great comment and thanks for sharing this story.

Your agents are very lucky to have you as their mentor. As you correctly mentioned, most of new agents are on their own and that's why 90% licensees quit during the first year.
